Five Non-Negotiables: The Decisions That Decide Your Build
Most people think a great home comes down to the finishes, the tapware, the joinery, the paint colour. It doesn't. The decisions that actually determine whether a home performs well for the next thirty years are made long before any of that, most of them before a single trade sets foot on site, and several of them are completely invisible once the walls are lined. Here are the five that matter most.
1. Pay for the pre-construction stage
This is where the real money gets saved, not spent. Buildability, staging and cost certainty get resolved on paper, while changing your mind is still free, instead of on site, where changing your mind is expensive. A free quote is an estimate; a paid proposal is a plan. Impact Build treats pre-construction as a genuine consultancy stage, because the amount of work it takes to resolve engineering, energy performance, site conditions and trade pricing properly deserves to be paid for like the specialist work it is.
2. Push insulation and airtightness well beyond the minimum

Code compliance is the floor, not the goal. Quality membranes and tapes, and a properly detailed, continuous air barrier, are the difference between a home that performs and one that merely passes inspection. This is the one part of the build you genuinely can't come back and fix later, which is exactly why it's a non-negotiable rather than a nice-to-have.
3. Get quality windows specified early

Thermally broken frames, double or triple glazed, specified during design rather than chosen late in the piece. What most people miss is that where the window sits in the wall matters as much as the unit itself, it has to line up precisely with the insulation layer, or the performance leaks straight out at the reveal.
4. Ventilation that actually works
A sealed home has to be deliberately ventilated, or it becomes a moisture problem instead of an efficiency win. Heat-recovery ventilation delivers balanced fresh air without throwing away the warmth. Wet area extraction needs to be properly sized, fully ducted, and discharged outside, not a token fan venting straight into the roof space. Seal a house tight in this climate without ventilating it properly, and you've built yourself a mould problem instead of a comfortable home.
5. Trust your builder early, and know what to expect in return
Do the due diligence, choose carefully, then back the decision. No builder performs at their best when the client doesn't believe in the approach, and second-guessing every call slows a project down without making it better. But trust isn't a blank cheque, and it shouldn't be asked for as one. In return, expect decisions documented as they're made, one place where project communication actually lives, variations priced and approved in writing before any work starts, and questions answered in business hours by someone who's actually across the file, not taking your call between sites.

Get these five right
Everything else about a build gets easier once these five decisions are made properly. Impact Build works across the Macedon Ranges, Hepburn and Mount Alexander shires, and takes these five as seriously on a small renovation as on a full custom home.
